§ 156.207. DEVELOPMENT STANDARDS.

  • (A) Site plan review. Site plan review and approval is required for all uses except detached one-family residential uses, in accordance with § 156.476.
    (B) Area, height, bulk and placement regulations.
    (1) Buildings and uses in the Suburban Residential District are subject to the area, height, bulk and placement requirements in §§ 156.460 and 156.461, schedule of regulations.
    (2) The following chart summarizes the regulations in §§ 156.460 and 156.461, but the user is cautioned to refer to §§ 156.460 and 156.461 for more detailed information and explanatory notes.

    (C) Planned development. Planned development may be permitted as a means to achieve the basic intent of this district, in accordance with § 156.478.
    (D) Single-family development options. Single-family development in the R-1-S, Suburban Residential District, may be developed in accordance with the average lot size and single-family attached options in § 156.142(D).
    (E) Open space preservation option. The open space preservation option is permitted in the R-1-S District as a means of permitting residential use and preserving open space and agricultural lands, subject to the provisions in § 156.142(C).
